Market Position

  • Predominately lunch trade, secondary day trade late morning and mid afternoon
  • Product break down roughly 30% smoothies, 30% salads and 30% panini.  Coffee, depending on location, can add a significant revenue boost.
  • Blendz will require an exclusive for smoothies, but not for other products.
  • Competition includes Quiznos, TOGO’s, Subway, Jamba Juice, Robeks and Smoothie King.
  • Blendz will go into a retail development with an established coffee and sandwich concept.  Blendz will strongly prefer not go into a retail development with an existing Jamba Juice.

General Location Parameters

  • Near business center for lunch and catering business.
  • Ideal is a mix of commercial and residential components.   This could be an older village center with a street of restaurants, retail stores and small businesses or a new multi use project where people eat, sleep, shop and work.
  • Will not locate in the immediate vicinity of Jamba Juice.
  • First floor of office building with street visibility is a possibility.
  • Avoid large power centers where Blendz would struggle to create a presence.
  • Nice adjacent uses:  hospital, high school, sports venue or park, hotel, or transportation hub.

Space Parameters

  • 1200-1400rsf
  • 600-1000rsf for unique locations or Express Locations
  • End-cap, inline, stand-alone, multi-tenant, with other food/retail outlets in the area to create a draw.
  • 5 year lease term with fixed rate renewals.
  • No percentage rent.  An exception would be high traffic indoor malls or airports.
  • Adequate parking for complex, dedicated parking not necessary.  At a minimum, the selected location should provide 3 parking spaces for every 1000rsf of space in the complex.
  • 200 Amp, 3-phase electrical service.
  • Area for outdoor seating preferred.
  • No special exhaust requirements.
  • Signage on storefront and, if complex has one, monument sign.
  • Space must be operational within 3 months of Lease execution; therefore focus should be on existing product only.
  • Landlord to provide allowance or provide at its cost restrooms, HVAC, electrical service, standard ceiling with lights.
